Caleb Roy is a highly regarded Realtor with over eight years of experience, serving clients across Ontario from his base in Waterloo.

What is the most rewarding part of being a Realtor?

The most rewarding part is seeing the joy on my clients’ faces when they get the keys to their new home. It’s such a personal milestone, and being part of that moment is incredibly fulfilling. Every home has a story, and knowing I’ve played a role in helping someone start a new chapter is what keeps me passionate about what I do.

What’s the biggest misconception people have about real estate?

A lot of people think real estate is just about buying and selling properties, but it’s so much more. It’s about understanding people’s needs, solving problems, and navigating complex emotions. It’s also highly collaborative—you’re constantly working with other agents, lenders, inspectors, and more.

How do you help clients make confident decisions in a fast-paced market?

Preparation is key. I make sure my clients fully understand the market conditions, their budget, and their priorities before we even start looking. I also keep them updated every step of the way so they feel informed and empowered to make quick but confident decisions.

Can you describe your ideal day off?

For me, an ideal day off starts with a round of golf or a long bike ride. I’d spend the afternoon with my family, maybe at a park or trying out a new restaurant. I enjoy staying active, but I also like to unwind with a good book or a movie in the evening.

What’s the most challenging property you’ve ever sold, and why?

I worked on a property that had been on the market for over a year with no offers. It had some unique features that didn’t appeal to everyone, so we had to get creative. I revamped the marketing strategy, hosted targeted open houses, and focused on finding the right buyer who appreciated the property’s potential. It was a challenge, but we found the perfect match, and it was a win for everyone.

How do you stay updated on trends in the real estate market?

I’m constantly learning. I read industry reports, attend seminars, and participate in webinars to stay ahead of market trends. Networking with other professionals also gives me insight into what’s happening in different areas. Real estate changes quickly, so staying informed is non-negotiable.

What’s one piece of advice you’d give to someone selling their home for the first time?

Be realistic and prepared. Start with an honest assessment of your home’s value based on market trends, not just personal attachment. Declutter, stage, and make small updates to boost appeal. Most importantly, trust your Realtor—they’re there to guide you through the process and maximize your results.

How do you balance being accessible to clients while maintaining personal time?

It’s a challenge because real estate doesn’t have fixed hours, but I’ve learned to set boundaries. I dedicate certain times of the day for client calls and meetings and carve out time for family and personal activities. Communication is key—I make sure my clients know they’ll always get the attention they need, even if I’m not immediately available.

What motivates you to keep improving as a Realtor?

The desire to provide the best possible experience for my clients drives me. Every transaction is a chance to learn something new, whether it’s mastering a new marketing tool, understanding a market shift, or simply listening better to a client’s needs. I want to continuously raise the bar for myself and the service I provide.

If you weren’t in real estate, what career would you pursue?

I think I’d do something community-focused, like running a nonprofit or working in event planning. I love the idea of bringing people together and making a positive impact on their lives. Helping people achieve goals, whether it’s finding a home or building a community, is what I’m passionate about.
